As a property manager in East Tennessee, protecting your owner’s investment also means protecting them from legal and safety liabilities. When an accident occurs on a rental property, code compliance and documented maintenance are your best line of defense.

Before your next seasonal inspection, make sure your maintenance coordinator or handyman verifies these 4 critical safety points.

1. Handrail Rigidity & Stair Safety

Building codes in Knox and Loudon counties are strict regarding staircases. Any staircase with three or more risers must have a continuous, securely fastened handrail that can support 200 lbs of concentrated force.

  • The Checklist: Shake every handrail (interior, exterior, deck, and basement). If there is any sway or “give,” the mounting brackets need to be re-anchored into structural studs immediately.

2. Smoke & Carbon Monoxide Detector Deadlines

It’s not enough to just press the “test” button. Did you know that smoke detectors have an expiration date? Most manufacturers require units to be completely replaced every 10 years, and carbon monoxide detectors every 5 to 7 years.

  • The Checklist: Check the manufacture date stamped on the back of every alarm in the rental unit. If they are out of date, or if they aren’t interconnected as modern safety standards prefer, swap them out.

3. GFCI Compliance in Wet Zones

Ground Fault Circuit Interrupter (GFCI) outlets save lives by cutting power instantly if water is detected. They fail more often than standard outlets due to frequent use.

  • The Checklist: Test and reset every GFCI outlet in the kitchen, bathrooms, laundry room, garage, and exterior walls. If an outlet doesn’t trip instantly, it must be replaced by a professional to maintain safety compliance.

4. Trip-Hazard Thresholds and Flooring Lips

Settling foundations or poorly installed flooring transitions can create small, sharp vertical lips between rooms (such as moving from a carpeted living room to a tiled kitchen). If a tenant trips and falls, this minor lip becomes a major liability.

  • The Checklist: Inspect transition strips between different flooring types. Ensure they are screwed down tight, aren’t lifting, and don’t feature sharp, exposed metal edges.
